Finding a good place to live in Japan is challenging even for the Japanese. The rental system is complex and like most things in Japan, unique to the country.  Having a good knowledge of the market is a prerequisite so that you don't end up paying more than you have too, especially more so if you are a foreigner.

Regarding Prices

Examples prices given are for TOKYO AREA, the most expensive area in Japan. The renting market is dynamic and changes very quickly. Instead of averages, the prices on this page are based on actual examples but are provided for informational purposes only.

Accommodation

We can help you find accommodation before your arrival in Japan based on your preferences and budget. 

Share House

Foreigners and Japanese living under the same roof. Shared rooms and private rooms available. Share House services are available irrespective of the Japanese Language Institute.

Apartment

Live in your own apartment or share it with a friend. Apartments services are available irrespective of the Japanese Language Institute.

Dormitory

Students living under the same roof. Dormitaries are only provided by some Japanese Language Intitutes.

 

Homestay

Live with a Japanese Family and experience the day to day life of a Japanese Family. Homestay services are only provided by some Japanese Language Institutes.

Share House

General

  • Live with other Foreigners and Japanese locals.
  • Shared and Private rooms are available.
  • Living room, bath and toilet are shared.

Room

  • Share a room with other tenants of the same gender.
  • Private rooms are also available.
  • Bedding set (sheet, blanket, pillow etc) can be provided at extra cost or you can bring your own. 
  • Utilities and Internet not included in rent.

Location

  • Share houses are usually located close to major transportation hubs and residential areas.  

Communication

  • Most share houses have staff that can converse in foreign languages.
  • The Japanese Locals that live in a share house are usually interested in learning and  practicing foreign languages. 

Rules

Rules differ based on the share house but some common rules exist. 

  • Do not disturb other tenants by making too much noise.
  • Tenants may be required to help with the cleaning of the shared spaces. if such rule exist, it has to be respected.
  • There are no curfews, just make sure not to disturb other tenants when coming in late.
  • If it is a no smoking share house then you are forbidden from smoking in and around the premises. 

Cost

  • Shared room : ¥50.000. 
  • Single room : ¥70.000.
  • Utilities : Shared room ¥7000 fixed, Single room ¥10.000 fixed.
  • Management fee : ¥15.000 one-time fee.
  • Deposit : ¥15.000 refundable.

Apartment

General

  • Share it with a friend to lower cost.

Room

  • Apartments of all types, sizes and styles available.
  • Unfurnished, partially furnished and fully furnished.

Location

  • Choose the location that suits your life style best.

Communication

  • Japanese is the main language.
  • Some Japanese Real Estate compagnies have staff that can converse in a foreign language. These are usually more expensive!
  •  Gogaku students that rent an apartment via our services are provided with support when needed.

Rules

Rules differ based on the apartment but some common rules exist. 

  • Garbage has to be recycled.
  • Unless a garbage room is available, you have to follow the Garbage disposable schedule for your building.
  • Be mindful of the neighbors, noise level should be kept to a minimum during the night.

Cost

  • Rent : ¥90.000.
  • Insurance (for 2 years): ¥20.000 one-time fee.
  • Utilities : based on usage
  • Deposit : 1 month rent refundable

DORMITORY

General

  • Provided by some but not all Japanese Language Institutes.
  • Live with fellow students from the same Japanese Language Institute.
  • Living room, bath, toilet are shared.

Room

  • Single and Shared rooms ( 2 to 4 people ) are available.
  • Bedding set (sheet, blanket, pillow etc) can be provided at extra cost or you can bring your own.
  • Utilities are not included in the rent. 

Location

  • Dormitories are usually located within less than 1 hour from the school with public transport.
  • Transportation fees are not included in the rent.

Communication

  • Japanese is the main language when communicating with the dormitory staff.
  • There is usually staff on site that can converse in foreign languages but it is not considered a requirement.
  • Japanese Language Institutes that have a dormitory service can provide support in regards to the dormitory when needed.

Rules

Rules differ based on the dormitory but some common rules exist. 

  • Students may be required to help with the cleaning of the shared spaces. if such rule exist, it has to be respected.
  • Nights curfew if it exist has to be respected.
  • Friends and family cannot stay over.

Cost

  • Single room : ¥60.000.
  • Shared room : ¥45.000.
  • Utilities : ¥10.000 fixed.
  • Cleaning, Facility (if they exist) : ¥20.000.
  • Application fees :  ¥20.000 one-time fee.

HOMESTAY

General

  • Live with a Japanese Family and experience the day to day life of a Japanese Family. 
  • Provided by some but not all Japanese Language Institutes.
  • Stay period is limited to short term stays.

Room

  • A seperate room is usually provided with a bed or futon.
  • Breakfast, Dinner and Utilities are included in the rent. 

Location

  • Host families are usually located within 1 hour from the school with public transport.
  • Transportation fees are not included in the rent.

Communication

  • Japanese is the main language.
  • Host families may have member(s) that can converse in a foreign language but it is not considered a requirement.

Rules

Rules differ based on the hosting family but some common rules exist. 

  • Breakfast and Dinner times are decided by the hosting family.
  • Night curfew has to be respected unless permission is provided by the hosting family in advance.
  • You cannot bring friend(s) over unless permission is provided by the hosting family in advance.
